Longwood University invites qualified applicants to apply for the position of Director for Capital Design and Construction (FA045). Reporting to the Associate Vice President for Operations, the selected candidate is responsible for overseeing the development, management, delivery, and completion of all university capital projects in accordance with established university and Commonwealth of Virginia policies, procedures, and guidelines. Key responsibilities include project development and management, business and contract management, performance management, and customer service.

This position is located in Farmville, Virginia, and is required to work in person on Longwood University's campus.

Essential Responsibilities and Duties:
  • Collaborate cohesively with other units within the facilities department and engage with campus partners to support the organization's overall mission
  • Communicate well with internal staff and project stakeholders throughout the development and implementation of university projects and initiatives
  • Build and maintain an effective team
  • Promote an inclusive work environment
  • Manage a team of approximately eight staff members
  • Plan, coordinate, and direct all aspects of the construction of capital-funded, maintenance reserved-funded, and miscellaneous-funded projects
  • Develop policy relative to the planning and organizing of construction activities for Commonwealth buildings and other capital and non-capital improvements
  • Review the final pre-bid design of capital projects from a constructability standpoint including project scheduling, duration, and cost estimate accuracy
  • Ensure construction projects remain within budget throughout each phase
  • Ensure the identification and resolution of issues throughout each project phase
  • Oversee and ensure contractors' critical path method (CPM) schedules are reasonable, that issues are addressed, and that schedules are approved prior to approving payments
  • Oversee and ensure construction projects are in compliance with an established performance matrix
  • Oversee and ensure adherence to project scope and document changes
  • Manage and ensure funding is secured and maintained throughout the project cycle
  • Oversee and/or participates in negotiation settlements and dispute resolutions
  • Develop, direct, and implement the university's long-range plans
  • Oversee the departmental and cost center budget


Job Requirements:
  • Master's degree in Engineering, Building Construction, Architecture, or a related field with significant experience in higher education
  • Project management experience, to include multiple project types and sizes in various phases of the project cycle
  • Capital project portfolio should include various building types, ranging in size, such as residence halls, dormitories, laboratories, commercial facilities, and industrial facilities
  • Proven track record of progressively responsible work experience, demonstrating strong leadership, staff development, management, and organizational skills, along with excellent communication skills
  • Demonstrated ability to deliver projects effectively, manage contract design and oversight, negotiate, and provide conflict resolution
  • Experience must include various project delivery methods, including Design-Build, Construction Manager at Risk, and Design-Bid-Build
  • Understanding of construction smart technology devices integrated with business enterprises that enhance project oversight efficiency
  • Dedicated to delivering services to customers and stakeholders, while interacting effectively with university administrators, community leaders, employees, students, legislators, and other constituent groups on a wide range of topics
  • Demonstrated ability to prioritize and manage multiple tasks and projects
  • Project management experience including the Commonwealth of Virginia procurement and administration of both design and construction contracts for large, complex, and varied building types
  • Working knowledge of the Commonwealth of Virginia Construction and Professional Services Manual (CPSM)
  • Excellent office computing skills in an MS Windows environment, including BITS, Bluebeam, and Adobe PhotoShop

This position is a full-time, administrative and professional faculty, exempt position. A successful fingerprint based criminal background investigation is required. AmeriCorps, Peace Corps, and other national service alumni are encouraged to apply.
