Facilities Management (FM) at the University of Virginia is seeking candidates for a Roof Specialist that will contribute to the mission of FM’s Roof Program, which is to provide the highest level of professionalism and workmanship while ensuring reliable protection from the elements for the University buildings and community.
The Roof Specialist provides expert guidance and leads quality assurance during the design, installation, maintenance, repair, and replacement of roof systems to assure an optimized lifecycle. The incumbent will collaborate with stakeholders to ensure compliance with University guidelines, approved construction documents, and best-practice or warranty stipulated procedures. This role performs duties independently and assists with the implementation of the University’s Roof Asset Management Program (RAMP). The successful candidate will have computer-based proficiency to navigate various applications and systems, as well as demonstrate positive and clear communication to effectively collaborate within a diverse and inclusive community.
Due to the nature of roofing, safety is an extremely important component of the position. Relevant training is provided, including OSHA 10-hour and OSHA Fall Protection Competent Person. In support of the University’s operational needs and project schedules, this role will require occasional work outside of regular hours, including some nights, weekends, and/or emergency response.
Duties and Responsibilities:
Quality Assurance Observation
Monitor new capital roof installations and typical roof replacements at regular intervals, providing timely condition and progress reports to the University project team.
Ensure roofing materials comply with ASTM standards and/or specified requirements; notify the appropriate University officials of any actions taken.
Recommend suspension of activities or rejection of non-compliant work when necessary.
Coordinate with University and partner stakeholders, including but not limited to, the project team, design professionals, and agency inspectors to optimize resources and enhance technical capacity.
Interpret construction drawings and specifications.
Process complaints and issues; evaluate cause, assign responsibility, and recommend solutions.
Project Planning and Consultation
Participate in pre-roofing/pre-construction meetings to discuss specific job requirements.
Act as a liaison between customers, zone maintenance, and project teams.
Asset Management
Conduct periodic condition assessments.
Assist in developing and maintaining the Roof Asset Management Program (RAMP).
Safety
Train and enforce OSHA-based safety rules; foster a safe work environment.
Instruct University personnel on safety requirements.
Ensure proper utilization of safety equipment by all University personnel.
Physical Demands:
Bending, stooping, twisting, lifting various weights, and using both hands in repetitive motions.
Accessing roofs by climbing ladders or stairs, utilizing aerial lifts, and traversing attic spaces.
Working at elevated heights.
Qualifications and Requirements:
Education: High school diploma or equivalent.
Experience: Five (5) years of experience in the execution, management, or official observation of commercial roofing projects, and experience with all primary types of roofing. A bachelor’s degree may be considered in lieu of some experience. Preference will be given to candidates with seven (7) or more years of direct experience defined above.
Preferred Certification: International Institute of Building Enclosure Consultants (IIBEC) Registered Roof Observer (RRO) - must be obtained within 12 months.
Pre-employment Verification: The selected candidate will be required to complete all mandatory background checks and health screening prior to the start date of employment. Subject to compliance with University Medical Center Occupational Health Screening and Maintenance Health System Policy (OCH-002).
Compensation: The anticipated hiring range is $68,000 - $88,000 per year, commensurate with experience.
