General Description:
This position performs specialized journey-level repair and maintenance work in several trades' areas. Works as a member of a multi-trade team responsible for providing all repair and maintenance service required in buildings and facilities on a college campus. This includes the capability of performing electrical, carpentry, plumbing, and HVAC repairs. Assists the Facility Manager in the administration of all service contracts and policies that are in force at the Manassas campus.

Duties and Tasks:
  • Performs work of high difficulty, which typically involves specializing in one skilled trades/utilities area as a member of a multi-trade team, while performing highly skilled repair and maintenance in other trades/utilities areas.
  • Provides advanced plumbing work involving all aspects of troubleshooting, testing, and repairing the water supply and DWV system and all appliances and fixtures within.
  • Completes work orders in a timely manner and records the information in the CMMS.
  • Ensures college contracts are properly utilized.
  • Performs inspections as required by contract(s) and department and college policies, prepares contractor performance reports, and provides expertise in managing service contracts.
  • Schedules contractor meetings and coordination of work and monitors contractor's work to ensure services are performed according to the contract, purchase order, and other related documents.
  • Serves as a liaison between IT and OEMS on facility-related issues.
  • Coordinates and supervises snow removal on campus with NVCC staff and contracted snow removal vendors.
  • Assumes the duties of Facility Manager in his or her absence.
Minimum Qualifications:

KSAs:
  • Considerable knowledge of all aspects of construction principles, building codes, and fabrication and manufacturing techniques.
  • Considerable knowledge of the building trades and the use of hand and power tools, gauges, and equipment used in plumbing, electrical, carpentry, and HVAC.
  • Demonstrated ability to troubleshoot, test, diagnose, and repair a wide variety of mechanical, electrical, plumbing, structural, and HVAC equipment.
  • Ability to evaluate contractor performance and interpret & apply guidelines to specific actions.
  • Ability to communicate effectively with groups verbally and utilizing email, Word, PowerPoint, and Excel.
  • Knowledge of VCCS policies and procedures.
  • Demonstrated ability to read and interpret architectural plans and technical specifications.

Required Qualifications:
  • Experience in multiple building trades and able to perform highly skilled plumbing repairs.
  • Experience using building automation systems to operate, diagnose, and repair HVAC systems.
  • Experience in construction-related trades and contract preparations.
  • Experience with construction Inspection and quality assurance.
  • Experience working with service contracts.
  • Experience with Computerized Maintenance Management Systems (CMMS).
  • Valid driver's license and insurable driving record.
Additional Considerations:

  • Experience working in one or more construction trades in a college/education environment.
  • Experience working in a commercial/public environment.
  • Experience with building and grounds specialty equipment.
  • Journeyman or Master trade license or other trade license.
  • Universal CFC Certification.
